Answers to common commercial, technical and site-related questions, covering specification, tendering, programme, subfloors and aftercare.

Commercial and Procurement

When do you prefer to be engaged?

Early involvement is preferred, ideally during design and specification. That said, we are happy to support projects at any stage, including tender, post-contract, or mid-development where additional support is required.

Do you price strictly to specification?

Yes. We price to the specification provided. Where we believe an alternative would better suit the project, budget or use, we flag this clearly and explain why, helping teams compare tenders accurately.

How do you handle unclear or incomplete specifications?

We ask questions early. Clarifying scope at tender stage avoids assumptions, reduces risk, and prevents issues later in the programme.

Are your tenders fully inclusive?

In most cases, yes. Where developers choose to make screed quality the responsibility of groundworkers, this is clearly stated within the tender. Any exclusions are transparent.

How are variations managed?

Variations are agreed in advance via email with the surveyor and site team. Where required, a purchase order is raised before works proceed.

Do you value engineer post-tender?

No. Value engineering is only undertaken at tender stage, unless specifically requested by the client later.

Design and Specification

Will you advise against a specified product if it is unsuitable?

Yes. If a product or method is not appropriate for the intended use, we will explain why and propose alternatives.

Do you advise on performance requirements?

Yes. This includes durability, suitability for use, warranties and long-term performance.

Can you provide compliant alternatives if budgets change?

Yes. We work with all manufacturers and can usually offer multiple options that meet performance and budget requirements.

Are you tied to nominated suppliers?

No. We work with all flooring manufacturers.

Programme and Site Coordination

What notice do you require to attend site?

A two-week call-off is standard. We also support sites that need urgent attendance, often same or next day for surveys or operational support.

How do you manage phased or long-term developments?

Proactively. We work closely with site teams and programmes to plan works, allocate resources and maintain consistency throughout the build.

What happens if a plot is not ready on the day?

We look for solutions where possible. If a plot cannot proceed, we abort as instructed by site. Through surveys and communication, we aim to minimise abortive visits. Repeated occurrences may result in abortive day charges.

How flexible are you with programme changes or compression?

Very. We regularly support compressed programmes and late changes where possible.

Will you attend site meetings?

Yes, whenever site teams feel our presence is helpful, we will be there.

Installation and Quality

Who carries out the installations?

A mixed workforce of employed installers and long-standing subcontract teams who work primarily with us.

Are teams consistent per development?

Yes. We aim to allocate one or two consistent teams per site, keeping familiar faces for site management.

How is quality checked?

Installers complete internal checks and submit completion photos to our operations team. Where required, our operations contact carries out site inspections and signs off the work before final approval. On many long-standing developments, teams are comfortable with a reduced formal sign-off process due to the consistency and reliability of our workmanship.

How quickly are snags addressed?

Immediately. Snags are rare, but when they arise, they are prioritised.

Subfloors and Preparation

Who is responsible for subfloor condition?

The developer or groundworker is responsible for the base subfloor condition. Any preparation works we undertake are our responsibility.

Do you test for moisture?

Yes. Every plot is surveyed and moisture tested prior to installation. Where results indicate elevated risk, this is investigated and an appropriate solution is agreed before works proceed. In some cases, this may include the use of a damp proof membrane.

What happens if the subfloor is not suitable?

We advise on solutions and can carry out remedial works where instructed. We have experience resolving significant issues, including severe cracking and substantial level deviations.

Will you proceed if issues have not been resolved?

No, unless instructed by the developer.

Materials and Logistics

Who manages deliveries and storage?

We do. Materials are stored and prepared at our warehouse and brought to site by the installation teams on the day of works.

How do you minimise damage and loss?

Materials are carried directly into plots by the teams installing them, reducing handling, damage and loss.

Aftercare and Handover

Who handles aftercare?

A dedicated Customer Care Coordinator manages aftercare, additional works and any issues that arise.

How do aftercare requests come in?

Via site teams, developer customer care teams or direct contact, depending on the developer preference.

How do you minimise post-handover issues?

By getting it right first time. Prevention is always the priority.

Accountability and Risk

If something goes wrong, who is responsible?

We are responsible for our scope of works.

What accreditations and compliance do you hold?

We operate with full industry accreditations, SMAS, CHAS Advanced, trained teams and compliant systems covering health and safety, waste management and quality.

Fit and Expectations

What types of developments are you best suited to?

We work across all sectors, with particular strength in large-volume new build developments and high-spec luxury and bespoke residential projects.

Are there projects you are not suited to?

No. We adapt our approach to suit the project.

Additional Services

Do you support blinds or window solutions?

Yes, where required as part of a development.

Where do you operate?

Regionally across the South of England, including Berkshire, Hampshire, Oxfordshire, Surrey, Greater London, Gloucestershire and surrounding counties.
