Developer flooring delivery

Early Involvement Makes the Difference

The earlier we're involved, the better the outcome.

Ideally, we support developers during design and specification, helping shape product selection, layouts and performance requirements before costs and programmes are fixed. In reality, we are most commonly appointed at tender stage, with a specification already in place. We also regularly step in post-contract or mid-development to support projects that need stabilising or rescuing.

While we're experienced in resolving issues later in the process, early involvement allows us to add the most value and reduce risk from the outset.

Clear Points of Contact

Every development is supported by named responsibility, not a generic inbox.

Commercial

One Commercial Contact

Responsible for pricing, specification, variations and commercial clarity throughout the project.

Operations

One Operations Contact

Responsible for site visits, plot surveys, scheduling and delivery with continuity from start to finish.

Continuity

Consistent Project Support

The same contacts remain in place throughout the development, with senior management support available where required.

Design, Specification & Product Advice

Design, Specification & Product Advice

We support all aspects of flooring design and specification, from product selection aligned to budget, performance and use through to layouts, transitions and detailing.

  • Product selection aligned to budget, performance and use
  • Layouts, transitions and detailing
  • Advice on durability, warranties and long-term performance
  • Early identification of unsuitable products or methods

If a specified product is not appropriate for the intended use, we will say so and explain why. Our role is to help developments succeed long term, not just comply on paper.

Value Engineering Without Compromise

Value engineering is about finding the right solution, not reducing standards.

We proactively propose alternatives where budgets need adjusting, specifications are misaligned with use, or better-performing options are available. Because we work with a wide range of manufacturers and products, we can usually offer multiple compliant options within budget.

We do not value engineer in ways that introduce quality or aftercare risk. Where a method or product is likely to cause issues later, we flag it early and advise accordingly.

What This Covers

  • Budget-aligned alternatives
  • Compliant options across multiple manufacturers
  • No compromise on quality, aftercare or long-term performance
  • Early advice where products or methods create later risk
Programme & Site Coordination

Programme & Site Coordination

Our delivery model is built around programme certainty.

  • Two-week call-off and agreed look-aheads with site teams
  • Every plot surveyed and measured individually
  • Moisture levels and readiness checked in advance
  • Flexible response to late changes and programme compression

We always confirm readiness before attending site. It is better to reschedule than arrive to an unready plot. Where issues arise, we work collaboratively to keep projects moving.

Installation Teams

Our delivery model uses employed installers and long-standing subcontract teams who work primarily with us.

Teams

Stable, Experienced Fitters

Our fitting teams are stable and experienced, with familiar faces returning to developments rather than constant turnover.

Allocation

Consistent Site Coverage

Where possible, one or two teams are allocated per development, improving communication, familiarity and installation standards.

Focus

Productivity with Accountability

Installers are paid on work completed, not day rates, helping keep focus on productivity and quality.

Quality Control

Quality is checked at multiple stages.

  • Installers complete internal checks and submit photos on completion
  • Operations contacts carry out site inspections where required
  • Works are signed off internally before final approval

Snags are rare. When they occur, they are dealt with immediately. We prefer to prevent issues rather than respond to them later.

Materials & Logistics

All materials are managed through our warehouse, cut and prepared off-site, then loaded by installation teams on the morning of works.

  • Warehouse-managed materials and off-site preparation
  • Materials carried directly into plots by the fitting teams
  • Planned pallet deliveries only where large-scale latex works require them
Aftercare and Refresh Services

Aftercare and Refresh Services

Beyond installation, we provide continued support so blinds continue to look and perform as they should over time.

  • Ongoing aftercare support following installation
  • Advice on cleaning and maintenance
  • Blind re-covering services where appropriate

What Sets Us Apart

Developers regularly tell us they value us for the way we help projects stay calm, practical and well managed under pressure.

Practical Problem Solving

We respond pragmatically when programmes change, issues arise or developments need stabilising.

Support Beyond Our Trade

Clients value the wider support we bring around coordination, sequencing and long-term delivery—not just installation alone.

Properly Priced Delivery

We do not cut corners to win tenders. We price work properly so what is delivered on site meets expectation and stands up long term.

A Flooring Partner, Not Just a Trade

Our aim is simple: to operate as part of the development team, not just another subcontractor.

If you are planning a development and want a flooring partner who understands design, programme, quality and accountability, we would be happy to talk.
